CONDITIONS OF TENDER:
1. Interested parties must rely on their own inspection and knowledge of the property.
2. Tenders must be delivered to McCulloch Mooney Johnston Selby (Deloraine Office), 130
Broadway Street N., Deloraine, Manitoba by 12:00 p.m., October 31, 2025.
Please mark on front of envelope “Tender”.
3. Tenders must be accompanied by a $20,000.00 deposit cheque payable to McCulloch Mooney
Johnston Selby LLP. Deposit cheques accompanying unacceptable bids will be returned.
4. The highest or any tender will not necessarily be accepted.
5. Tenders may be for either or both parcels.

TERMS AND CONDITIONS OF SALE:
1. The bidder whose tender is accepted will be required to complete an Agreement covering the terms
and conditions of the sale.
2. Possession and closing date will be December 15, 2025.
3. The successful bidder will be responsible for all realty taxes following January 1, 2026 (the
adjustment date).
4. In addition to the deposit, the balance of the accepted tender must be paid on or before the date of
closing or evidence provided that the purchase funds will be available under conditions acceptable to
the Vendor. If the balance of the purchase price is not paid by the possession date or under such
acceptable conditions, the deposit paid shall be forfeited as liquidated damages and not as a penalty.
5. The Purchaser shall be responsible for payment of GST or shall self-assess for GST.
